Premises and Office Space

Selecting the right premises and location for your business is an important decision, whether you are just starting out or growing an established business, looking for office space or searching for a large warehouse.

Here are some key things to consider before embarking on your search:

  • Identify the type of premises you need (e.g. office space, retail unit, warehouse). Could a co-working space work for you?
  • Work out how much space you will need. Do you need space for equipment or storage?
  • Think about location – Do you need to be close to transport links, your customers, suppliers or even your competitors? Does the business need to be in a town centre location or could it be on a business park?
  • What infrastructure might you need (e.g. utilities, security, parking)?
  • Think about the future. Are your requirements likely to change in the near future?
  • Are you looking to buy, rent or lease?
  • Consider your budget. How much can you afford to spend on your premises and running costs?
  • Are there any special features or services you require (e.g. air-conditioning, double-height space, cabling, power)?
  • Draw up a specification list for your ideal business premises, then decide which are essential requirements and which are desirable.

Business rates

Business rates are charged on most non-domestic properties, like shops, offices and warehouses. If you rent or buy a property, you may have to pay business rates. Small businesses can apply for a discount on business rates and some may pay nothing.

You can get small business rates relief if:

  • your property’s rateable value is less than £15,000
  • your business only uses one property – you may still be able to get relief if you use more

Contact your local council to apply for small business rate relief.

Starting your search

Once you have an outline of your requirements, there are a few ways to search for your new business premises:

  • Contact commercial property agents in your preferred locations with an outline of your requirements.
  • Use online property sites such as Zoopla, Rightmove and Property Link.
  • Hire a chartered surveyor to search for you. For more information visit www.rics.org

It is advisable to seek legal advice before signing any contract or agreement on business premises. If you need a legal expert, you can search our Marketplace business directory for local firms or contact us and we can provide a short list. With any supplier, it is good practice to approach two or three firms to obtain quotes before deciding on one.

Running a business from home
